MKTG 224 - Uniform Standards of Professional Appraisal Practice (USPAP


PREREQUISITES: It is not a requirement to hold a real estate license of any kind. A real estate broker without an appraiser’s license must comply with Rule 6 - Standards of Practice to do appraising or Program Advisor Approval

Preparation for taking the State of Indiana licensed residential appraiser trainee examination. This supplements MKTG 223 - Residential Appraising Part I , in meeting the 90-classroom hour prerequisite for being eligible to sit for the trainee examination.

MAJOR COURSE LEARNING OBJECTIVES: Upon successful completion of this course the student will be expected to be able to:

  1. Employ those recognized methods and techniques identified as Standards 1 and 2, which pertain to the development and communication of a real property appraisal.
  2. Employ those recognized methods and techniques identified as Standard 3 which pertains to the review of a real property appraisal and reporting on that review.
  3. Employ those recognized methods and techniques identified as Standards 4 and 5 which pertains to the development and communication of various real estate or real property functions by an appraiser.
  4. Interpret the ethics rule pertaining to conduct, management, and confidentiality and record keeping.
  5. Identify the problem to be addressed before performing any assignment and to have the knowledge and experience to complete the assignment competently.


COURSE CONTENT: Topical areas of study include -  

  • Indiana Administrative Code 876 IAC 3-6-2 and 876 IAC 3-6-3 and amended will be followed and used in this course. That certain document being titled Uniform Standards of Professional Appraisal Practice, latest edition, as published by the Appraisal Standards Board of the Appraisal Foundation, 1029 Vermont Avenue, N.W., Suite 900, Washington, D.C. will be the basis for this course.
